May the roads rise to meet you,
May the winds be always at your back,
May the sun shine warm upon your face,
The rains fall soft upon your fields,
And until we meet again,
May God hold you in the hollow of His hand.

Wrap-Up on Contracts ~
Why Do We Need Contracts Anyway?
Seven Reasons to Have Contracts...especially in the
Construction Industry
We need contracts to protect each other from each other. Lump sum, cost-plus, design-build, guaranteed max...etc. contracts.
-
First, contracts serve as a
means of protecting each other from each other. If we could all trust each
other we would not need contracts. However, we cannot and this is especially
so in the construction industry.
-
Second, contracts serve as
means of documentation of planned services and assets to be exchanged during
the course of a project. Important not only when determining the tax burden,
but also in planning for either the performing of work or the transfer of
assets.
-
Third, contracts serve to
finalize a deal in the mind of the project players. It serves as the kickoff
event on many projects.
-
Fourth, contracts often
communicate the scope of work to be rendered and the extent to which each
party is involved in the differing aspects of the project.
-
Fifth, contracts serve to
determine what items or information the other party needs from a particular
party to perform the services needed in the contract.
-
Sixth, contracts work towards a
completion date -- a grand finale for the project. This allows the final user
of the project a time frame to occupy the structure.
-
Seventh, contracts assist in
the planning of future projects by setting the tone for additional work on the
project and/or new work.
Homebuilders Associations, Trade Groups, Organizations & Building Societies
This is a collection of links to the Web sites of trade associations, industry
groups, and non-profit organizations. Sites have been included on this list
without regard for appearance, quality of presentation, depth of information, or
ease of use. While many of theses sites are very well done, you will find some
sites that have obviously been included simply because they provide a toll free
phone number or an email address that will allow you to contact them for more
information.

Collaborative Trends - Internet is a Key Tool in the Construction Industry
Ten years ago, general contractors thought a fax machine, a two-way radio
and a beeper were all they needed to do business. Five years ago, they
added cellular phones to their list of critical tools. Three years ago, a
high-speed modem made the list because, like virtually every other industry, the
internet is changing the way contractors do their jobs. Since 2000,
contractors have passed the baton to owners who have taken the lead in the
adoption of new and more effective program management solutions for the
enterprise.
Web-enabled program management now is an essential part of commercial
construction planning. Today's systems allow users to rapidly build
project-specific Web sites for every job by connecting the team with all the
critical parties. There are a myriad of significant benefits.
Web-based collaboration systems prevent delays from clogged fax machines, missed
telephone calls and communication breakdowns.

Uniqueness - The Key to Success - Subcontractors
show how being different can be better!
Without subcontractors, where would the
industry be? We wouldn't have plumbing, roofs, walls, etc. As the
world constantly changes, so do the different sectors of the construction
fields. More subcontractors are bidding and there is a larger emphasis on
safety than ever before. Everyone, at some time, needs a plumber, roofer
or other sub-contractor. Today's sub-contractors are offering unique and
innovative approaches to their perspective trades. These ideas increase
their popularity in the industry with time-saving advantages which in turn
builds better relationships between sub-contractors and contractors.

NEW RISK MANAGEMENT TOOLS (COURTESY OF
SBA & THE HARTFORD)
Most of us don't think
enough about what we'd do in an emergency, and that's especially important for
small businesses. Being prepared can make all the difference. The SBA and The
Hartford Financial Services Group, Inc., have teamed up to provide
state-of-the-art, risk-management training materials and online interactive
tools for small business owners. This co-sponsorship will give small business
owners access to risk-management resources that usually are available only to
larger companies. The materials were developed by The Hartford's loss-control
experts and are available at selected SBA service locations nationwide.
Each year, a large number of small businesses experience firsthand the
devastation that a disaster causes. Small
business owners now have access to a library of educational materials developed
by The Hartford's loss control experts, including a business insurance primer,
audio tapes with practical tips for small business owners and printed materials
to help small businesses manage their risks. Several risk-management seminars
will also be held at sites around the country. And recognizing that many
entrepreneurs cannot take time away from their businesses, The Hartford and the
SBA are providing a series of online courses as well. The first of these is
already available at the SBA's Small Business Classroom Web site at
www.sba.gov/classroom or The
Hartford's Small Business Insurance Center at
www.sb.thehartford.com/sbaresources. Small business owners can also access
"Ask the Expert Online" and participate in periodic online forums.
